Moving out in Tampa: what the cleanout costs

The short answer

The leftover load at the end of a move is priced the same as anything else: name the items, or buy a truck fraction.

The mistake almost everyone makes is doing it in the wrong order — moving everything first, then discovering what should not have come. Movers charge by weight or by hour. Paying to transport a mildewed loveseat from Seminole Heights to Wesley Chapel and then paying again to get rid of it is the most expensive possible way to own a loveseat. Its removal price is $119. Decide before the truck loads.

Cull before the movers, not after

Three days before the move, walk the house with the price list open and make decisions out loud.

Sofa $126. Loveseat $119. Recliner $98. Queen mattress $103. Mattress and box spring set $143. Dresser $126. Coffee table $67. Bookshelf $72. Desk $83. Office chair $61. Dining table for two to four $103, six to eight $163, dining chairs $45 each.

Anything you are not sure about, price it. If the removal price is less than what a mover will charge to carry it and less than what you would pay to replace it, and you do not love it, it goes. A worked example from a South Tampa two-bedroom: sofa, recliner, queen mattress and box spring set, and a bookshelf is $126 + $98 + $143 + $72 = $439 — which is roughly a half truck at $431, so buy the fraction and throw the rest of the odds and ends in.

Tampa's moving calendar

This metro has three distinct move seasons and they all cause the same crush.

Late July and August is the big one — leases turn over, the school year restarts, and the University of South Florida and University of Tampa both fill back up. It is also the hottest, wettest month of the year, with afternoon thunderstorms most days, which means everybody is trying to load a truck before noon.

April is the snowbird reversal — seasonal residents head north, seasonal rentals turn over, and a lot of furniture gets abandoned in condos across Clearwater, St. Pete Beach, Sun City Center and Palm Harbor.

May and early June is the sell-before-hurricane-season window, when people want to be out and listed before the storm risk starts weighing on buyers.

Book removal early in any of those windows. The last two days before a lease-end Friday are the worst possible time to try to get a truck anywhere near Fowler Avenue or downtown.

Do not move humidity damage across town

Tampa gives you a free sorting rule. Anything that has been stored in a garage, an attic, a lanai or a non-conditioned storage unit gets the press-hold-smell test before it goes on the moving truck.

Foam absorbs moisture out of the air here. Cardboard in a garage goes soft and then the contents go moldy. Paper in an attic — which runs brutally hot for half the year — is generally past saving. Upholstery on a screened lanai has been living outdoors with extra steps.

If it smells musty, it will smell musty in the new house too, and now it is contaminating a sealed truck alongside your clothes. Leave it. A loveseat is $119, a large area rug $68, a small one $33, a mattress and box spring set $143. That is cheaper than what it does to everything it travels with.

Condo and tower moves

If either end of your move is a tower — downtown Tampa, the Channel District, Harbor Island, Water Street, Westshore, downtown St. Pete, or the beaches — the building is the bottleneck.

You will typically need a certificate of insurance naming the association, a reserved service-elevator window, and use of the loading dock. Many buildings block weekends entirely and restrict moves to business hours. The elevator slot is often several days out.

The move-out logic: book one elevator window for the movers and, if you can, the junk removal on the same day or immediately adjacent. Do not schedule the cleanout for after you have handed back the keys and lost building access. We provide COIs on request; we cannot get you into a building you no longer have a fob for.

HOA rules in the newer subdivisions

Out in Wesley Chapel, Lutz, Riverview, Apollo Beach and the Pasco and east Hillsborough developments, the HOA has opinions about move-out week.

Common rules: no moving vehicles parked overnight, nothing staged at the curb beyond the same day, no pods or containers in the driveway past a set number of days, and no bulk items left at the community collection point. People routinely get a letter for leaving a mattress by the mailbox kiosk overnight.

The practical answer is to stage inside the garage and have the removal truck come to the driveway on the day. A queen mattress is $103, a king $114 — cheap compared to the correspondence.

Landlord deductions versus removal cost

If you are renting, run this comparison before you leave anything behind. A lot of Bay area complexes and private landlords charge a set fee for removing abandoned bulky items from a unit, and it is very rarely a bargain.

Priced properly: a sofa is $126, a twin mattress $82, a full $94, a queen $103, a TV between 42 and 65 inches $68, a small junk pile $82, a medium pile $129. A typical end-of-lease leftover of a queen mattress, a TV and a medium pile is $103 + $68 + $129 = $300 — known in advance, paid by you, with nothing coming out of a deposit six weeks later after an argument.

The order that works

Two weeks out, walk the house and price the doubtful items. One week out, book the removal window for the day after the movers, or the same day if the building allows. Move-out day, the movers take what is going. The day after, the truck takes the rest and you hand back an empty property.

That sequence costs you one flat number you chose in advance. The alternative — move everything, store the regret in a new garage, and deal with it next spring — costs you a mover's rate, a year of garage space and the same removal price eventually.
